- Fall 2011 Observations: The board is very sensitive to the economic times. The BOD has pared back the bath room tile project. The cost would be about $8,000 per unit and the reserves only have about $1200. Now they are considering just a face lift with no real decision to proceed. The balcony furniture still needs to be replaced - there is a sample chair in the main lobby and that design would run $90K ($120K with cushions). Currently, there is no decision to proceed. For the time being, it is expected that MF will remain constant but in a couple of years, they will be increased to fund future projects (e.g. the wood deck on the balconies badly needs attention).
- A major renovation of all living rooms is complete (March 25, 2008) - See images here.
- Planning and design is now underway for renovation of all remaining portions of each unit.
- Changes in Hyatt Staff and Guest Programs - Hyatt transferred funding of the Wednesday and Thursday music and eats functions from Hyatt Marketing to owner Maintenance Fees.

- Hyatt will construct the next group of 4 buildings in 6 to 8 months. The Resort Manager indicates the current buildings are sold out as follows: 1st bldg = 99%, 2nd bldg = 99%, 3rd bldg = 75% and the 4th = 25%. He said they have 1400 unit/weeks available to sell.

- Fall 2011 Review by HRC Owner: The Blue Hyatt Residences was originally constructed as a condominium property highly focused to golfers. The units have a very sleek style and are the strength of The Blue. While the pool area is nice, the rest of the property just doesn't have a very vacation/resort feel (seems more like the apartment complex consistent with the design concept. The shower has a “rain shower head”, which makes for a great shower!
We stayed one night and had a studio. It was more than enough for 4 adults for a single night stay. The unit was very sleek and BIG (700 sq ft). It had 2 queen beds, a living/dining area and even a balcony. If you're a golfer, this would probably be paradise, if not, the average person would probably stay no more than 2 or 3 days. The location is extremely handy – 10 minutes to Miami airport and only about 20 minutes to South Beach.. The disadvantages of the Blue are: (1) The lack things to do if you're not a golfer.(2) The layout of the buildings/property isn't very sexy (maybe because it was built as a condo property for golf addicts).
